The Irish government is preparing to introduce a new national policy aimed at regulating short-term rental properties. Under the proposed measures, local authorities in towns and cities with populations exceeding 20,000 will effectively be barred from granting new planning permissions for such rentals, with the goal of returning these units to the long-term housing market. Housing Minister James Browne intends to ensure consistent planning application standards across the country. While larger urban areas face strict limitations, smaller, less densely populated regions will still allow for case-by-case consideration of short-term letting applications. Additionally, the legislation mandates that all providers register with Fáilte Ireland and display their registration numbers on advertisements. These rules aim to balance the needs of the tourism sector with the urgent requirement for local residential accommodation, though the exclusion of smaller towns from the total ban has drawn criticism from opposition politicians.
